Finding a room in Groningen can be challenging — and unfortunately, scammers know this too. Every year, students (especially internationals) fall victim to housing fraud.

To help you stay safe, we’ve updated our guide with the latest scam tactics and practical tips so you can recognise warning signs early and avoid losing money.

Common Housing Scams in Groningen

Scammers often use similar tricks. If you recognise one of these situations, be extra careful:

  • The landlord says they are abroad and cannot show the room
  • You are asked to pay a deposit before viewing or signing a contract
  • The rent is much lower than the market price
  • The landlord is pushing you to decide quickly
  • You are asked to pay in cash or via foreign transfer services

These are classic warning signs. In many cases, the property either doesn’t exist — or isn’t actually available.

New Scam Tactics to Watch Out For (2025–2026)

1. Fake Listings on Social Media (TikTok & Instagram)

Scammers now create video ads of apartments on platforms like TikTok, making them look more legitimate. They may:

  • Ask you to pay €100–€400 for a “viewing”
  • Charge a fee to become the “only candidate”
  • Copy real housing corporation details to appear trustworthy

Although private persons might, official housing providers never arrange rentals via social media messages.

2. Using Real Company Details to Trick You

Some scammers copy real housing corporations’ names, registration numbers, and addresses to make their offers look official.

This makes it much harder to spot fraud, especially if you’re new to the Dutch system.

Always double-check:

  • Is the communication happening through an official website?
  • Does the email address match the organisation?

3. Fake Rental Contracts

Another growing tactic is sending professional-looking contracts that appear legitimate but have no legal value.

These are often used to convince you to pay a deposit quickly.

Remember: A contract alone does not guarantee a real property.

  3. Verify the landlord’s identity
  4. Search the landlord’s name online
